The Role – Quantity Surveyor
Due to continued growth and a strong pipeline of work, our client is seeking an experienced Quantity Surveyor (Facilities Management) to join their team in Belfast, with travel across the UK.
This is a senior-level role responsible for overseeing all commercial aspects across FM services and capital/refurbishment projects. The position offers the opportunity to play a key role in driving commercial performance, protecting margins, and supporting strategic decision-making within a growing organisation.
Key Responsibilities
Commercial & Financial Management
- Lead commercial control across FM services and projects, ensuring all costs are captured and billed correctly
- Protect margins by identifying risks, preventing commercial leakage, and driving cost recovery
- Track costs, analyse expenditure, and produce margin and variance reports
- Prepare financial forecasts, budgets, and commercial reports for senior leadership
- Provide data-driven insights to improve financial performance and efficiency
Contract & Project Management
- Oversee commercial aspects of FM contracts and larger construction/refurbishment projects
- Manage variations, change orders, and claims to ensure accurate cost recovery
- Support project teams with financial planning and commercial strategy
- Ensure projects are delivered in line with budgets, forecasts, and contractual terms
Invoice & Cost Control
- Review and validate purchase invoices against contracts, POs, and SLAs
- Ensure all charges are accurate, authorised, and aligned with agreed rates
- Investigate discrepancies and resolve billing issues with vendors and internal teams
- Maintain accurate financial records across all FM services
Reporting & Communication
- Produce commercial dashboards and performance reports
- Report on KPIs, budgets, and contract performance
- Provide regular updates and recommendations to senior management
- Maintain clear communication with internal teams, clients, and stakeholders
Client & Stakeholder Management
- Act as key contact for clients on commercial and contractual matters
- Lead cost reconciliation and applications for payment
- Manage vendor relationships, including audits and performance reviews
- Ensure best value and compliance across the supply chain
Planning, Forecasting & Tender Support
- Lead budgeting and forecasting across FM and project operations
- Support tender submissions with cost data and commercial input
- Deliver commercial risk assessments and strategic insights
- Contribute to procurement and value engineering strategies
Systems & Compliance
- Utilise systems such as JobLogic, Sage, and Paperless for financial management
- Ensure compliance with internal policies, audits, and regulatory requirements
- Maintain accurate and up-to-date commercial documentation
Candidate Requirements
- 7+ years’ experience in Quantity Surveying or commercial management
- Background in Facilities Management, construction, or property services
- Strong understanding of contract forms (e.g. NEC, JCT, FIDIC)
- Proven experience managing commercial risk and protecting margins
- Excellent numerical, analytical, and financial management skills
- Strong stakeholder management and negotiation ability
- Proficient in MS Excel and financial/commercial systems
- Degree in Quantity Surveying, Construction Management, or similar
