Project Manager / Quantity Surveyor – Residential Development
Coalisland (with site travel across Mid Ulster & Leinster)
A well-established construction and manufacturing business is seeking an experienced Project Manager / Quantity Surveyor to lead and deliver a portfolio of residential housing developments over the coming years.
This role will involve managing multiple housing projects simultaneously, overseeing delivery from pre-construction through to completion, ensuring projects are delivered on programme, within budget and in line with statutory requirements.
This is an excellent opportunity for an experienced construction professional who enjoys managing projects end-to-end while working closely with design teams, subcontractors and senior stakeholders.
The Role
- Lead and manage multiple residential development projects concurrently.
- Oversee the full project lifecycle from pre-construction through to final completion.
- Ensure projects are delivered on programme, within budget and compliant with statutory regulations.
- Manage all planning conditions, building control submissions and statutory approvals.
- Liaise with architects, engineers, designers and regulatory bodies throughout project delivery.
- Carry out Quantity Surveying and Project Management duties, including:
- Cost control and project budgeting
- Procurement and subcontractor appointment
- Valuation of completed works
- Assessment and agreement of variations
- Interim and final account payments
- Manage and monitor subcontractor and supplier performance.
- Coordinate production schedules for manufactured components such as:
- Timber frame kits
- Windows
- Fitted furniture
- Ensure manufacturing outputs align with site programmes and construction timelines.
- Provide regular progress, cost and risk reporting to senior management.
Criteria
- Proven experience in Project Management and/or Quantity Surveying within construction.
- Experience managing residential housing developments is highly desirable.
- Strong knowledge of construction processes, contracts and cost control.
- Experience coordinating with architects, engineers and statutory authorities.
- Ability to manage multiple projects simultaneously.
- Strong organisational and communication skills.
- Estimating / pricing experience is desirable but not essential.
Location & Travel
- Based at a Head Office in Coalisland.
- Travel required to development sites across:
- Dungannon
- Cookstown
- Dundalk
- Mullingar
- Most projects are locally based, with occasional travel to longer-term developments.
